Scheme Evolution

Since 2005, consultation and a pro-active approach to community involvement has informed the brief and the design process. The results of the first phase of consultation on the masterplan were the inspiration and foundation behind the initial detailed designs for Site A, which were displayed in March 2009.

From March 2009 onwards a detailed programme of targeted consultation was put in place, presenting the scheme to key stakeholders and the local community. The proposals were well received and resulted in comments and feedback which were fed back to the design team. In response, additional revisions to the design have been made and updates continue to be presented to the community. These amendments incorporated into the revised design now form the basis for the detailed planning application which has been submitted to and registered by the London Borough of Southwark.

Reconsider unit numbers and heights across the blocks

Reduction in density

  • Unit numbers reduced from approximately 730 units to 668 units

Height changes across the blocks

  • Block A1 corner with Swan Road reduced from 8 storeys to 6 storeys
  • Block A3 corner with Clack Street reduced from 7 storeys to 6 storeys
  • Block A3 bordering Pumphouse path reduced from 7 and 5 storeys to 5 and 4 storeys
  • Single storey set back added to Surrey Quays Road frontage
  • Single storey corner element
Reconsider the height along the Pumphouse path
  • Height of neighbouring block reduced from 7 storeys to 5 storeys dropping to 4 storeys.
Reconsider the lack of 4 bedroom properties and houses
  • Introduction of five affordable 4-bedroom family homes
Courtyards in each block look too small and concerns on sunlight
  • Density reduced and blocks reconfigured to enlarge courtyards
  • Subsequent increase in daylight and sunlight into each courtyard
Provision of bicycle facility
  • Independent cycling consultants, Colin Buchanan appointed to consult with relevant stakeholders and inform design and management strategy
Façade of Block A1 not very interesting
  • Façade designs reworked on A1. Architecture of this element was undertaken by Hawkins Brown Architects
Community facilities
  • 268m2 community facility provided including fit-out costs and peppercorn rent establishing an affordable facility for use by the local community
Reconsider proportions of tall building
  • Revised proportions of tall building developed
  • Reduction in height from 28 to 26 storeys
Retail facilities
  • Increase in retail floorspace from approximately 760m2 to 958m2
